Buying a plot

Are you considering buying a plot? Then please find below a clear step-by-step plan and extensive information to help you make the right choice.


Purchase - the step-by-step plan

The purchase of a plot takes place in the form of the purchase of an apartment right, including the corresponding membership in the Owners' Association: VvE Chaletpark De Wielen. As soon as you purchase an apartment right you will automatically become a member of this VvE.

To give you a clear and complete picture of the purchase process of a plot (apartment right), we have compiled this information for you. Below we explain the procedure step by step.

1. Purchase price

The purchase price (buyer's costs) is determined on the basis of an asking price, whereby interested parties have the opportunity to make a higher bid. In the attached price list you will find our asking prices for 2026.

The purchase price does not include additional costs, such as:

  • transfer tax (currently 10.4%)
  • Notary fees
  • contribution to the VvE

2. Confirmation of your purchase decision

If you are the highest bidder, you will receive a confirmation email from us indicating that the lot is awarded to you for the agreed price.

In this email:

  • the purchase price is confirmed
  • we ask you to provide the necessary information
  • we start the process of drawing up the purchase agreement.


3. Receipt of the sales contract
You will receive the sales contract that has been drawn up and signed by us. The annexes mentioned in the purchase agreement can be viewed on our website.
We ask you to read the agreement carefully, initial each page online and then sign it in full and confirm it in Docusign. If the buyer consists of more than one person, all involved should sign the agreement.

Once we have received the purchase agreement signed by you through Docusign, we will transfer it to the notary. He will take care of the further settlement of the purchase. Your preference for the period of delivery is already included in the agreement. The notary will contact you to discuss the next steps.

4. Delivery at the notary
Once any financing reservation has expired, you will receive an invitation for the appointment with the notary for the signing of the deed of delivery. This involves the legal transfer of the plot in the form of an apartment right.
After signing the deed and paying the purchase price, you will be the full owner of the apartment right.

5. Contribution to the Multi-Year Maintenance Plan (MJOP)
A Multi-Year Maintenance Plan (MJOP) has been drawn up for the maintenance and future renovation of the infrastructure.

When purchasing a plot, the buyer makes a one-time €3,000 contribution to the MJOP. This contribution is paid upon transfer of the lot and is intended to finance the planned renovation work.

The transfer of the plot (the apartment right) takes place via a notarial
deed at the notary. The notary will be:

After signing and registration in the Land Registry, you are officially the owner of your plot (the apartment right). This offers you long-term security and the freedom to make independent decisions about the use of your plot, within the conditions as laid down in the purchase agreement and accompanying documents.
