Buying a Plot 

Has a plot been offered for sale and are you considering purchasing it? Below you will find a clear step-by-step plan and comprehensive information to help you make the right decision. 


The Purchase – Step by Step

The purchase of a plot takes place in the form of acquiring an apartment right, including the associated membership of the Homeowners’ Association: VvE Chaletpark De Wielen. As soon as you acquire an apartment right, you automatically become a member of this association.

To give you a clear and complete overview of the purchase process of a plot (apartment right), we have compiled this information for you. Below, we explain the procedure step by step.
 

1. Purchase Price

The purchase price (buyer’s costs) is determined based on an asking price, whereby interested parties have the opportunity to submit a higher bid. In the attached price list, you will find the asking prices applicable for 2026.

The purchase price is exclusive of additional costs, such as:

  • transfer tax (currently 10.4%)
  • notary fees
  • contribution to the Homeowners’ Association
     

2. Confirmation of Your Purchase Decision

If you are the highest bidder, you will receive a confirmation email from us stating that the plot has been awarded to you at the agreed price.

In this email:

  • the purchase price is confirmed
  • we ask you to provide the required information
  • we start the process of drafting the purchase agreement
     

3. Receipt of the Purchase Agreement

You will then receive the prepared and signed purchase agreement from us. The attachments referred to in the agreement can be consulted via our website.
We kindly ask you to read the agreement carefully, initial each page online, and then sign it in full and confirm it via DocuSign. If there are multiple buyers, all parties must sign the agreement.

Once we have received the purchase agreement signed by you via DocuSign, we will forward it to the notary. The notary will handle the further settlement of the purchase. Your preferred transfer period is already included in the agreement. The notary will contact you to discuss the next steps.
 

4. Transfer at the Notary

Once any financing condition has lapsed, you will receive an invitation for an appointment with the notary to sign the deed of transfer. This concerns the legal transfer of the plot in the form of an apartment right.
After signing the deed and paying the purchase price, you will be the full owner of the apartment right.
 

5. Contribution to the Long-Term Maintenance Plan (MJOP) 

A Long-Term Maintenance Plan (MJOP) has been established for the maintenance and future renovation of the infrastructure.

When purchasing a plot, the buyer makes a one-time contribution of €3,000 to the MJOP. This contribution is paid upon transfer of the plot and is intended to finance planned renovation works.

The transfer of the plot (the apartment right) takes place by notarial deed at the notary.

After signing and registration in the Land Registry, you will officially be the owner of your plot (the apartment right). This provides long-term security and the freedom to make independent decisions about the use of your plot, within the conditions set out in the purchase agreement and related documents.
